Superintendent

Supervisory Responsibilities:

  1. Prepares work schedules and assignments.
  2. Communicates and enforces safety procedures and site rules.

Duties/Responsibilities:

  1. Develops a schedule and cost-effective plan for completion of an assigned project.
  2. Performs Pre-Construction Inspections
  3. Performs Site inspections (QA)
  4. Must do Safety inspections.
  5. Regularly inspects work for quality and timeliness; prepares and provides progress reports to owners and architects; makes recommendations for necessary modifications.
  6. Collaborates with architect, engineer, attorney, and other pertinent stakeholders to ensure specifications, zoning requirements, and other regulations are met.
  7. Ensures specifications and regulations outlined in architectural and engineering plans are followed.
  8. Obtains required permits and licenses; executes construction contracts according to terms of agreement.
  9. Monitors budget throughout the project and communicates variances as they occur.
  10. Maintains records related to costs and inventory.
  11. Addresses any safety violations or other deficiencies.
  12. Collaborates with union representatives to answer questions and clarify procedures.
  13. Performs other related duties as assigned.
  14. Permitting – inspection City and fire


Required Skills and Abilities

  1. Good verbal and written communication skills.
  2. Ability to work under pressure.
  3. Ability to oversee and coordinate a variety of people in different roles.
  4. Extremely detail oriented.
  5. Ability to read, understand, and execute blueprints, drawings, and plans.
  6. Thorough understanding of legal requirements relating to construction and building sites.
  7. Thorough understanding of quality building practices.
  8. Ability to quickly identify problems and efficiently solve them.


Education and Experience:

  1. At least four years of experience in building trade required.


Physical Requirements:

  1. Must be able to access and navigate all areas of the construction site in all types of weather.
  2. Must be able to lift to 40 pounds at times.
